Stanbic IBTC Asset Management, a subsidiary of Stanbic IBTC Holdings PLC, charted a new course for real estate investment in Nigeria. The financial institution was appointed to manage a real estate investment trust scheme, UPDC REIT, as confirmed by the Security and Exchange Commission (SEC) in May 2021.

The UPDC Real Estate Investment Trust (UPDC REIT) was listed on the Nigerian Exchange Limited (NGX) in year 2008. The fund manager, Stanbic IBTC Asset Management, was bestowed with the responsibility to implement the closed-ended fund’s investment strategy and other related activities.

Since stanbic IBTC took up management of the REIT, Stanbic IBTC Asset Management focused efforts on improving the operational and governance structure of the REIT to form the bedrock for improved performance. Likewise, investor relations was prioritised with the presentation of a ‘Fact Behind the Figures’ session on the NGX  in December 2021. These measures had been sustained.IBTCRecently the company announced the 2021 audited financial result for the UPDC REIT. The result showed that there were significant rooms for improvement in the largest REIT  in Nigeria.

The Fund Manager’s analysis highlighted two critical reasons for the decline recorded. One was the impact of the COVID-19 pandemic on commercial properties within the portfolio which contributed over 60% of the portfolio’s rental income, and the other was the effect of portfolio revaluation, in view of market realities, which resulted in a 19% decline.

The REIT’s rental income in 2021 declined to NGN1.26 billion, compared with NGN1.57 billion generated in the previous year. The decline was underpinned by reduced occupancy level, which was due to remote working strategies adopted by many corporates in response to the COVID-19 pandemic. Additionally,  due to delayed recovery of rental income from some tenants who struggled to bounce back from the impact of COVID-19 on their businesses, a NGN141 million impairment charge was booked.

A fair value loss of NGN5.04 billion was taken on the investment properties because the REIT’s properties were revaluated to fulfil regulatory requirements. Thus, the REIT recorded a loss before tax of NGN4.48 billion from the positive of NGN1.93 billion in the prior year.

As the spread of the pandemic waned, the Fund Manager was optimistic that outstanding rental fees would be recovered, and the demand for commercial office spaces would improve as more firms returned to work in office premises.

Stanbic IBTC Asset Management offered copious reassurance to stakeholders. Oladele Sotubo, Chief Executive of the Asset Management Company,  stated in a commentary that, “as a Fund Manager, we have a responsibility to conduct due diligence in ensuring that the Fund which we now manage is accurately valued in line with regulatory requirements and in alignment with our expert knowledge of Funds management. With the improved liquidity on the stack and a significant discount presented by the current market price, a unique opportunity is presented to investors that seek to buy into the future of the REIT.

“In addition, we are exploring opportunities in alternative sectors which have shown economic resilience and become profitable in the last few years. Some of these sectors include retail purpose-built student accommodation, short lets, industrial properties, and so on. We expect that opportunistic acquisitions in these sectors would give room for short to medium term capital gains.

“I will summarise by saying that we are not too worried. Rather, we are excited at this opportunity to bring our experience and expertise to bear in returning the UPDC REIT to profitability while also contributing tangibly to the provision of sustainable housing and development of Nigeria’s real estate sector.”

The Chief Executive of Stanbic IBTC Holdings, Dr Demola Sogunle, commented on the Financials saying, “as a forward-thinking organisation, we are not oblivious of the critical nature of this sector and the need for growth, hence our commitment to evolve the UPDC REIT such that investors can enjoy substantial returns on their investments. Now more than ever, we encourage Nigerians to invest in UPDC REIT, as those who invest at this time are more likely to benefit from significant medium to long term gains as the Fund performance improves and yield takes on an upward curve.”

UPDC REIT is a close-ended property fund sponsored by UPDC Plc (UPDC) in 2013 via an issue of 3,000,000,000 units at NGN10 each and is listed on the Nigerian Exchange Limited (NGX).

    تکنيک های بالاتری برخوردار است.
    اسکيت های اين رشته به صورتي طراحي
    شده که:

    چرخهای آن کوچکتر از بقيه اسکيت ها است.

    در فريم انها طراحي هايي به کار برده
    شده، که هم لبه هايي برای قرار گيری بر روی لبه های مختلف را داشته باشد و هم قسمتي که با آن بتمارک های معروف
    هستند جدا” خودداری کرد.
    اسکيتي را خريداری کنيد بسيار محکم ساخته
    شده و کاملا” پای اسکيت باز
    را محافظت مي کند.
    سيستم چرخها به دو صورت است که يک سری از اسکيت ها،دوچرخ در
    اسکيت و ما بين تمام فريم وجود دارد که روی فريم
    حرکت مي کنديا چهار چرخ مي خورد که بعضي از اسکيت بازان بنابه
    تمايل به جای دو چرخ وسط از آنتي راکها استفاده مي کند.

    آنتي راکها مانند چرخ هستند ولي با جسني کاملا” شيبه فريم که ايجاد سرخوردن
    را داشته باشد.
    3. اسکيت سرعت Inline Speed
    اين اسکيت مخصوص رشته سرعت و استقامت طراحي شده به دو نوع :
    5 چرخ و 4 چرخ در بازار موجود است.
    البته اسکيت 5 چرخ اين رشته ديگر قديمي شده و کمتر استفاده مي شود.
    دراسکيت هاي 5 چرخ اين رشته اندازه هر چرخ
    از 80 تا 84 ميلي متر بوده، ولي اسکيت های 4 چرخ اين رشته 100 تا 110 ميلي متر است .
    فريم اين اسکيت ها از آلياژ بسيار سبک، کربن است.
    و بوت اين اسکيت نيم ساق(
    مانند کفش کتاني) و از جنس کربن است.
    در کل ورزشکاران در اين رشته بايد از قدرت و توانايي خاصي برخوردار باشند ولي نسبت به ديگر رشته ها ازتکنيک
    کمتری برخوردار است و دارای تکنيک و تاکتيک های
    محدودي است.

    4. اسکيت هاکي
    اين اسکيت از جهاتي شيبه اسکيت فينس است با اين تفاوت که تمام چرم و تمام پارچه موجود مي باشد و دو لبه بالايي
    بوت راحتي پای بازيکن را همراه دارد.
    اين اسکيت ها به سيستم راکر مجهز است و مانور بسيار بالايي
    دارد.

    5. اسکيت رولر يا رينگ يا کواد
    اين اسکيت به کلي با تمامي اسکيت های گفته شده تفاوت دارد.
    زيرا به صورت 2 چرخ موازی جلو و 2 چرخ موازی عقب است سيستم فريم اين اسکيت نيز تفاوت دارد دارای
    رشته های نمايشي و سرعت مي باشد.

    6. اسکيت نمايشي Inline Fiyore
    اين اسکيت از نظر طراحي و استقامت منحصر به فرد است.دارای سه چرخ و يک تو(toe) مي باشد.
    اين اسکيت قابليت راکر شدن دارد و تو(toe) آن حرکات Stopper و
    Pick طراحي شده است. بوت اين اسکيت بايد
    بسيار محکم بوده و بهتر است تمام ساق باشد
    و پای بازيکن را محکم بگيرد.فک اين بوت
    بايد آنقدر مقاوم بوده که با دست
    جمع نشود از خريدن بوت های نامناسب و ضعيف جدا” خودداری کنيد.
    چون در حرکات نمايشي اولين ضربات در اين بوت ها به
    مچ پای بازيکن آسيب ميرساند. بوت اين اسکيت ها در دو نوع چرم و جير عرضه مي گردد که داخل انها از فمهای چوبي يا کربني
    استفاده شده است و بسيارسبک مي باشد.

    از فرم خوراکی در ابتدا استفاده شود ۵۰
    تا ۱۰۰ میلی گرم در ابتدا و سپس تکرار دوز تا
    هنگامی که برانگیختگی فرد کنترل
    شود. حداکثر دوز ۳۰۰ میلی گرم در روز است.

    کودکان بالای ۶ سال

    ۵ میلی گرم ۲ تا ۴ بار در روز که ممکن
    است در صورت نیاز به ۱۰ میلی گرم ۲ تا ۴ بار در روز افزایش

    داروها اتفاق نمی افتد.
    اما بهتر است هرگونه تغییر یا اضافه شدن دارو با مشورت با روانپزشک معالج تان صورت گیرد.

    درمان میگرن عصبی
    از این دارو برای مدت کوتاهی باید استفاده شود، چون در مصرف طولانی
    می‌تواند وابستگی ایجاد کند.

    استرس مهم‌ ترین عامل تحریک و ترشح هورمون‌ هایی
    است که موجب التهاب معده و در نتیجه
    ورم معده می‌ شود.

    احساس پری، درد، نفخ معده، سیری زودرس و حتی گاهی احساس گرسنگی بیش از حد از
    علائم این بیماری محسوب می‌شود.

    گلوبوس یک احساس است که فرد به صورت اشتباه
    تصور می‌کند که یک لقمه در گلویش گیر کرده و
    هرچه قورت می‌ دهد هم از بین نمی‌رود، اما این احساس بر اثر برگشت اسید
    به داخل حنجره به وجود می‌ آید.

    این بیماری در همه سنین رخ می‌دهد، اما شیوع آن در کودکان کمتر بوده و در بزرگسالان نیز شیوع آن در سنین میانسالی است.
    زنان به علت زودرنج بودن‌شان بیشتر
    در معرض تحریک عصب معده قرار دارند.

    برای درمان و تخفیف در علائم این بیماری، در مرحله اول باید از استرس و تشویش دوری کرد؛ چراکه یکی از فاکتورهای مهم
    ایجاد بیماری استرس است. همچنین این بیماری دوره درمانی مشخصی ندارد.
    یکی از شایع‌ ترین داروهایی که
    برای درمان تجویز می‌شود قرص کلردیازپوکساید به همراه داروهای ضد اسید است.

    کلردیازپوکساید برای کودکان
    باید درمان در کودکان با پایین ترین دوز
    آغاز شود و در صورت نیاز دوز دارو افزایش پیدا کند.
    در ابتدا برای کودکان 5 میلی
    گرم، 2 تا 4 بار در روز در نظر گرفته می شود .اما در بعضی از کودکان بیمار ممکن است به 10 میلی
    گرم، 2 تا 3 بار در روز افزایش پیدا کند.

    استفاده از این دارو برای کودکان زیر 6 سال توصیه نمی شود.

    این دارو موجب اختلال در هوشیاری ذهنی کودکان نیز
    می‌شود.

    قرص کلردیازپوکساید برای چیست
    درمان اضطراب و بی خوابی و همچنین، عوارض ترک اعتیاد به الکل و اضطرابِ پیش از عمل جراحی کاربرد دارد.

    کلردیازپوکساید دارویی چندکاربردی است که
    ارزش و کارایی آن در تسکین اضطراب ثابت شده است.

    فلوکستین یا کلردیازپوکساید
    این دو دارو در درمان های مشابه تجویز می شود بهتر یک مورد مصرف شود گرچه اختلالی هم ایجاد
    نمی شود .

    کلردیازپوکساید و سیتالوپرام
    این دو داروی کلردیازپوکساید و سیتالوپرام تداخلی ندارند .

    عوارض جانبی:
    احساس خواب آلودگی، ضعف یا سبکی سر در اثر مصرف این دارو ایجاد می شود
    که می تواند در تمام طول روز
    ادامه داشته باشد .

    برای کنترل این عارضه از رانندگی و انجام کارهایی که نیاز به تمرکز و احتیاط دارند خودداری نمایید و از مصرف
    الکل بپرهیزید.

    احساس فراموشی و گیجی از عوارض این دارو می باشد که در صورت شدید بودن آن ها باید با پزشک خود صحبت کنید .

    در برخی از افراد تغییر خلق و
    خو و عصبانیت بیش از حد در مدت مصرف
    این دارو ممکن است رخ دهد. در این صورت با پزشک خود مشورت نمایید .

    مصرف طولانی مدت این دارو، ایجاد وابستگی می کند لذا دارو را تحت نظر پزشک و برای مدت کوتاه مصرف نمایید .

    در صورت بروز تب و ضعف، علائم شبیه به
    آنفولانزا و بروز زخم های دهانی فوراً به پزشک مراجعه نمایید

    قرص کلردیازپوکساید در عرض چند ساعت اول پس از مصرف باعث ایجاد سرگیجه و خواب آلودگی می‌شود.

    مصرف این دارو باعث ایجاد عوارض جانبی
    شایعی می‌شود که عبارتند از:

    خواب آلودگی
    خشکی دهان
    گرفتگی بینی
    یبوست
    تاری دید
    سرگیجه
    نفخ
    لرزش یا تیک اعضای بدن
    اختلال نعوظ

    ارایه اظهارنامه مالیاتی و همچنین
    ارسال فرم تبصره ماده ۱۰۰ قانون مالیات‌های مستقیم صاحبان مشاغل یک بار تمدید شده
    و از ۳۱ خرداد، به ۱۵ تیر افزایش یافته
    بود.
    پرداخت مالیات پس از آن‌ موعد
    موجب تعلق جریمه‌ای معادل 5/2% مالیات به ازای هر
    ماه ‌خواهد بود. پرونده هایی که در اجرای این مصوبه دو ماه به مهلتتسلیم اظهارنامه مالیاتیآنان
    اضافه شده است، مدت مذکور به مهلت رسیدگی
    آنان نیز اضافه می شود. کلیه خریداران سکه که در
    سال 1398 نسبت به دریافت سکه از بانک مرکزی
    جمهوری اسلامی ایران اقدام نموده‌اند، مشمول
    مفاد این دستورالعمل نمی‌باشند. در ابتدا به بررسی مهم
    ترین آیین نامه قانون مالیات مستقیم می پردازیم قانون گذار در این آیین نامه مشخص
    میکند که مشاغل و اشخاص حقوقی چه وظایف
    مالیاتی دارند.
    برای این منظور اظهارنامه‌ای تکمیل
    کرده که شامل کل درآمدها و کل هزینه و استهلاک و حقوق کارمندان
    و …می‌باشد و پس از کسر معافیت
    مالیاتی، مبلغ مالیات سالیانه نیز محاسبه می‌گردد.
    کارشناسان سازمان امور مالیاتی نیز به شرط صحت مطالب
    و کامل بودن مدارک و عدم تخلف از قوانین ثبت دفاتر و اظهارنامه و … آن
    را مورد پذیرش قرارداده و با توجه به آن مالیات
    محاسبه شده را دریافت می‌نماید.

    در صورت عدم پذیرش اظهارنامه مالیاتی یا عدم ارائه آن به سازمان امور مالیاتی، ممیز مربوطه
    به صورت علی الرأس مالیات را محاسبه نموده
    و به مودی اعلام می‌نماید و نظر
    ممیز و کارشناس سازمان امور مالیاتی ملاک
    پرداخت مالیات می‌باشد. مالیات
    هزینه ای است که دولت ها جهت تامین هزینههای عمومی و منافع اقتصادی
    از ثروت و درآمد مالیات دهنده دریافت
    می کنند. تمامی اشخاص حقیقی و حقوقی مشمول مالیات، می
    بایست مالیات خود را به سازمان امور مالیاتی
    بپردازند.
